The pressure is rising for local and state governments to do something—anything—to try and curb the growing affordability crisis. This is creating hurdles, ranging from regulatory to reputational, that only further constrain the industry’s ability to deliver solutions in the form of additional apartment homes.

Recognizing these growing challenges, NMHC convened a special closed-door session on affordable housing following the close of NMHC’s Annual Meeting in late January. About 250 members attended.

In his latest blog, NMHC President Doug Bibby shares his takeaways from the session discussions and announces the launch of a series of upcoming blogs that explore a number of possible affordable housing solutions—including some of the ideas surfaced at the January session.

“This as an opportunity to highlight model programs as well as gather industry feedback on some possible new initiatives,” he writes.

What's the Real Relationship Between Supply, Demand and Affordability?

To better understand how supply and demand affect affordability, NMHC’s research team recently plotted 50 metro areas according to ratio of demand to supply (shown on the x-axis) and the percentage of their apartment households that paid more than 30 percent and 50 percent of income on rent (on the y-axis, Figure 1).

The analysis showed a strong, positive relationship between housing underproduction and cost burdens. In other words, higher rates of apartment construction appear to be associated with more affordable rents. However, additional analysis suggested that not all apartment residents reaped the same financial benefits from new construction. Rates of apartment construction had little correlation with levels of affordability for the metro areas’ poorest and wealthiest households. Read the full analysis here
